Choosing the perfect number of photos can make or break the performance of your listings, regardless of the listing value. The data clearly shows that to be effective, agents should never flood a listing with 40-50 pictures, but rather a focused selection that strikes the perfect balance.
Research has shown that to sell a property faster, numbers really do count.
The Sweet Spot (Less is more)
There is an incredible difference in the performance metrics of listings with too many or too few gallery photos.
According to a study by Zillow, the "magic" number of gallery photos for a listing falls within the range of 22 to 27 images, perfect for properties up to about 2200 SqFt. On the other hand, listings that have less than nine gallery photos are 20 times less likely to sell within sixty days compared with the ideal 22-27 images.
How many is too much?
Never flood a small or mid-sized listing with 40 photos, especially if you take them yourself. Online shoppers get confused when they see too many angles of the same space. Most properties up to 2500 SqFt can be covered with 25 ground-level photos. Larger properties may require 30 to 35 ground-level photos just to cover all the rooms, plus aerial photos. The key is clarity. A listing should be clear and inviting. Online conversion is the goal- when an online shopper asks for a personal showing.
Real Estate agents understand the importance of getting the listing photos "right". The best performing listings emphasize the features most likely to engage an in-person tour- and that's the goal of any good listing.
