I've discovered that choosing the perfect number of photos can make or break the performance of your listings, regardless of the listing value. Therefore, it's not merely about flooding your listing with 40-50 pictures, but rather curating a selection that strikes the perfect balance. Research has shown that in real estate listing photos, numbers really do count. The Sweet Spot (Less is more!) As an experienced property photographer, I was shocked at the different performance metrics of listings with too many or too few gallery photos. I want to offer the proper amount of gallery images for the space, not necessarily based on the square footage of the property or even the number of pictures I would like to sell. According to a study by Zillow, the "magic" number of gallery photos for a property listing falls within the range of 22 to 27 images, perfect for properties up to about 2200 SqFt. Listings that showcase less than nine gallery photos have been observed to be 20 times less likely to sell within sixty days compared to listings with the ideal 22-27 images. So there is a 'sweet spot' in the number of gallery photos that can better your chances of pulling buyers in to see the property for themselves. How many is too much? Never flood a small or mid-sized listing with 40-50 photos. Online shoppers become confused and overwhelmed when offered too many angles of the same space. Small 2 bedroom listings or investment properties may only require 18-20 photos. Most properties up to about 2200 SqFt can benefit from 25 photos. Only larger properties and muti-bedroom luxury homes require 30 or more ground-level photos.
